Why are you planning a new village?
Our existing villages are pretty much full all year round and we feel there is strong demand for another Center Parcs in the UK.
Why have you chosen Scotland?
We have a lot of families from Scotland who visit Center Parcs already and this is a great opportunity to keep their economic impact in Scotland. The landscape and culture of the Scottish Borders also gives us an opportunity to take a bold and new approach, by creating our own woodland.
Why have you chosen this particular site?
This site has some areas of woodland but the majority is open grassland. This gives us the perfect opportunity to create our own woodland by planting thousands of trees. We think we can deliver significant biodiversity net gain on this site.
When will you start construction?
Enabling works are likely to start in spring 2026.
When will it open?
We are hoping to open in summer 2029.
Can I book a break?

What will the capacity of the village be?
The village will have up to 700 lodges, which will welcome up to 3,500 guests each break.
Will local people be able to use the facilities?
Center Parcs is not a day destination and therefore people cannot use the facilities if they are not on a break.
Will you continue community engagement?
Yes, we will be engaging with the local community and will have a number of opportunities for interested parties to meet with us and ask any questions.
How will you manage the impact on the roads during construction and once open?
As part of our planning application, we submitted a full traffic impact assessment. We are confident that traffic management issues can be addressed successfully.
What will the impact on local traffic be?
Center Parcs is a car free environment and our guests tend to stay on site for the duration of their break. Guests can only check in/out on a Monday or Friday and, therefore, while there will be some increased traffic on Mondays and Fridays, there will not be a significant impact on other days of the week.
How many trees are you going to cut down to build the village?
We are actually planning to plant thousands of trees to create our own woodland.
How will you protect the wildlife on the site?
We work closely with ecological specialists to monitor & review the species in the forest & have a team of nature conservation rangers who manage & enhance habitats to improve the biodiversity of the woodland. We also develop a long-term forest management plan for each of our villages which sets out how we will care for the woodland.
Jobs and opportunities
How many jobs will be on offer?
We expect the project to create around 750-800 jobs during construction. Once the village is open, more than 1,200 local jobs will be created. These will be permanent, non-seasonal, jobs offering full & part-time opportunities across a range of areas including housekeeping, retail, leisure & food & beverage.
Can I apply for a job?

Will these be seasonal jobs/zero hour contracts?
No – we do not offer zero hour contracts or seasonal jobs.
Can I put my company forward to supply Center Parcs?
