Our plans to bring Center Parcs to Scotland
Center Parcs is the UK and Ireland’s leading premium family short break provider, delivering a unique experience for families and exceptional guest service. We are hoping to bring a Center Parcs village to the Scottish Borders.
Proposed site
The proposed site for our first Scottish village will be just off the A7, north of Hawick and south of Selkirk.

700 lodges
A range of leisure facilities
Restaurants
Shops
Subtropical Swimming Paradise
Aqua Sana Forest Spa

About the project
The project represents an investment of £350m-£400m. During construction, it will generate 750-800 mainly regional jobs. Once operational, the village will create around 1,200 permanent and largely local jobs, offering significant career opportunities, including management positions. We aim to use local suppliers and contractors whenever possible.
Consultation with communities
Between February and May 2025, Center Parcs hosted a series of consultation events across the Scottish Borders, including four statutory consultations and a community open day. The company also engaged directly with several community councils during this period. Feedback gathered from these sessions has been instrumental in shaping the development proposals, which are due to be submitted as part of a planning application in summer 2025.

Virtual flythrough
A virtual tour of the proposed village, featuring the arrivals road, waterside lodges, apartments, lochs, Aqua Sana Forest Spa, Subtropical Swimming Paradise, Sports Plaza, and the planned Nature and Heritage Centre.
FAQs
Why are you planning a new village?
Our existing villages are pretty much full all year round and we feel there is strong demand for another Center Parcs in the UK.
Why have you chosen Scotland?
We have a lot of Scottish families who visit Center Parcs already and this is a great opportunity to keep their economic impact in Scotland. The landscape and culture of the Scottish Borders also gives us an opportunity to take a bold and new approach, by creating our own woodland.
Why have you chosen this particular site?
This site has some areas of woodland but the majority is open grassland. This gives us the perfect opportunity to create our own woodland by planting thousands of trees. We think we can deliver significant biodiversity net gain on this site.
